This exciting project management initiative consisted of a $19M renovation of 361 guest rooms and public spaces including a complete, reimagined lobby. This total lobby transformation entailed the removal of existing signature fountains and the introduction and installation of a stunning new water-wall feature.

A key focus for the ZWA team was to celebrate contemporary design while adhering to Embassy Suites brand identifiers.

Included in the extensive scope of work were both soft and hard goods, converting 50% of tubs to showers within the guestrooms and all ADA upgrades.

 
 

Additionally, 18 guest corridors were renovated including entry doors and signage. The second floor scope of work encompassed all convention meeting spaces.

This custom design renovation of 109 existing guestrooms & suites included the addition of 12 new guestrooms gained by reconfiguring 17 existing guestrooms as well as the reconfiguration of four existing suite kitchen/bath combos to create a master bath for each suite.

 
 
 
 
 

The project represented an investment of capital for a historic structure to create a new persona for the property. 

 
 
 

The public space side of the project consisted of the custom renovation of the lobby, guest corridors, elevators and reconfiguration of the meeting rooms. The project involved the integration of new technology, plumbing and mechanical upgrades to guestrooms throughout the property.

ZWA provided construction consultation services associated with technical lease finalization to ensure that the restaurant build-out assignment was successfully coordinated with the core & shell base building work.

A budget and schedule roadmap was managed to create a new rooftop private dining and bar space on top of an existing unfinished 3 story glass and steel building.

 
 
 
 
 

Booths are detailed with saddle stitching that pays homage to traditional Italian craftsmanship.

 
 
 
 
 
 

The creation of the Gibsons Italia brand involved the active management of multiple stakeholders ranging from the owner, operator, architect, interior designer, engineers, food & beverage consultants, and general contractors.

This multi phased project encompassed the renovation of 315 guestrooms, corridors, ballrooms, meeting rooms, and the pool/fitness center in the historic south tower.

 
 
 
 
 
 

Notable challenges included the fact that as a historic building with many unique variations, there were over 150+ different rooms types.

The scope of work included the replacement of water supply risers from the lowest guestroom floor to the roof, this work was sequenced prior to the guestroom renovation. This custom renovation project integrated and celebrated the grand architecture of this luxury landmark, originally built in 1929 as the exclusive Medinah Athletic Club.

This engagement entailed the oversight of a 130 room renovation for the 5-star, H Hotel. Improvements to guestrooms & corridors as well as infrastructure and finishes totaled over $100,000 per key. An interesting twist to this project involved the conversion of one floor of existing guestrooms to a private club lounge/ floor for Dow Company executives. This included the installation of new glass walled fireplaces for each individual guestroom with supporting infrastructure.

 
 
 

The hotel remained operational during the renovation using an “East/West” implementation strategy with very complex staging requirements. The project involved the integration of new technology, mechanical, electrical and plumbing upgrades to guestrooms throughout the property.  

 
 
 
 
 
 
 
 
 
 

Banana Republic & GAP


 

GAP

ZWA served as the Project Manager for over 30 Gap brand stores including Gap, Baby Gap, Gap Kids, Gap Outlet and Old Navy.  We led the coordination of projects across the country for new tenant fit-outs and renovations.

 
 
 
 
 

With projects ranging from 4,600 SF to 19,200 SF we were able to balance budgets, coordinate schedules and communicate effectively with the brand, landlord, architect and GC.

 
 
 
 

Project responsibilities included feasibility studies, interior renovations, exterior façade updates and construction within historic buildings.

 
 
 
 
 

Banana Republic

We served as the Project Manager for Banana Republic and Banana Republic Factory stores across the country. Project construction costs ranged from $16,000 to $750,000 based upon scope.

Miramonte Indian Wells

With views of the Santa Rosa Mountains, this project entailed the renovation of 210 customized guestrooms and 5 customized suites.

Included was a customized softgoods renovation (including soft seating, accents, lighting, artwork, bedding, new limited end table and draperies) in a Mediterranean style and refinishing of existing casegoods (nightstands and TV console).

Benefits to the client included the strategic project management and design of a customized package supporting client's goal to penetrate growing Palm Springs desert market with its new acquisition and a significant increase in asset value in the competitive resort and spa market. The project also included the construction of a new ballroom building and a new outdoor event lawn experience.
