Marriott Ballroom

Scope

Project management for over 40,000 sq. ft. of ballroom and meeting space. Multi-phased work included upgraded finishes, newly subdivided spaces, new operable partitions and a state of the art dimming system. It also included relocation and construction of new public restrooms and pre-function spaces. The second phase included a transformation of an original guestroom floor into conference rooms and a new lounge complete with public restrooms.

Challenges

This complete "down to shell space" renovation of the existing interior spaces needed to be completed within a very restricted time frame. This was accommodated through the implementation of a double shift, 7 day a week schedule.

Benefits to Client

Redesign conference center floor resulted in an increase in quantity of rentable meeting rooms through the renovation of all meeting/ballroom spaces. Addressing the ownership group's goal to differentiate itself within the context of the competitive O'Hare hotel market.

Budget

$5,600,000 plus $880,000 for FF&E for the ballroom phase. $1,075,000 plus $355,000 FF&E for the guestroom to conference center conversion phase.

Schedule

Three phases, each executed in aggressive 10 or 11-week schedules in two separate years.
