Westin Hotel Michigan Avenue LaSalle Hotel Properties Chicago, Illinois

Scope

ZWA undertook a multi-phase renovation project at the Westin Michigan Avenue. The base scope of work involved 751 guestrooms (359 guestrooms in Phase 1 and 392 guestrooms in Phase 2), excluding guest corridors and public areas.  The scope of work involved integration of a semi-custom softgoods package with the complete refurbishment of quality casegoods.  In support of ZWA’s sustainable initiative, the project involved refurbishment of the existing television armoire to create a console to support new flat screen monitors.  Additionally, a changeover from a 2-pipe to 4-pipe heating and cooling system was also completed in guestrooms.

Challenges

Changing the heating and cooling system to 4-pipe fan coil units provided the greatest challenge. This work involved abandoning the existing 2 pipe fan coil system located in the ceiling of the guest bathroom.  Challenges involved fabrication and installation of a new 4 pipe vertical riser / fan coil system from Level 4 to Level 27, new equipment upgrades in the central plant and rooftop penthouse.  This work was performed while maintaining this full operational hotel environment.

Benefits to Client

The completed renovations improved market share and asset value in the Chicago downtown area while providing an enhanced environmental comfort within a new guest experience.

Schedule

The Phase 1 design process started in June 2006 and construction began in November 2006, with a March 2008 completion.  Phase 2 construction began in December 2007, with an April 2008 completion date.
