Banana Republic - 8 projects Gap, Inc.

Scope New (2)

Construction management of two 6500 square foot new store build-out / tenant improvements including creating detailed lighting / layout, wood trim, recessed cabinets, glass feature walls, wood floor installation, fitting room lighting and mirrors. ZWA provided; feasibility cost / budget studies,  lease exhibit negotiations with landlord representatives, base building drawing development and coordination to meet Banana Republic brand requirements, project development / management, drawing review, bidding and contract negotiations and field supervision.

Challenges

Maintaining cost, quality and schedule in a constantly changing and demanding retail environment with numerous internal and external business partners comprised the challenges.

Benefits to Client

ZWA’s familiarity with architectural details, brand aesthetic and constructability resulted in cleaner projects and efficient resolution of issues that arose in the field.  An understanding of not only brand standards, but also the design intent, allowed the company to improve market share and asset value in the competitive retail market.

Scope Remodel (6)

Construction management of open store renovations ranging is size from 6500 to 9000 SF including replacing or refinishing wood floors, fitting rooms and lighting.  ZWA provided:  feasibility cost / budget studies, project development / management, drawing / scope review, bidding and contract negotiation, phasing plans and coordination.

Challenges

Replacing or refinishing wood floors in an open store, coordinating construction (day and night work) with minimal impact on customer experience, achieving a high level of quality and detail in open store environment, phasing / scheduling work were challenging aspects of this project.

Benefits to Client

ZWA’s excellent communication skills, ability to coordinate work with the store and explain issues in an understandable fashion resulted in a positive experience for the staff and clients of each store.

After completing  the projects ZWA received the following feed back:

“I wanted to convey some positive feedback to you in regards to two of your Construction Project Managers (CPMs), Carl Sledgister and Jason Roy.  Recently, I was in the Chicago area and had the opportunity to tour a number of stores where they had managed the construction for new and remodeled Banana Republic stores.  I was very impressed by the quality of the construction and the attention to detail I saw in each of their stores.  They were able to capture and project forward our design intent to a level that exceeded my expectations.  Typically, my walk-through conversation centers on missed quality issues by either the CPM or GC, but with Carl and Jason it focused all of their successes they had at each project.  They also offered valuable advice on how we at BR could enhance our CD template set to get the quality details we desired. 

 It’s very refreshing to tour stores where I don’t need to tell the CPMs how to do their job better or criticize them for hiring the wrong GC.  I hope to see their names on more of our projects in the future.
